SPL have advised Cranford Developments Limited since 2012 on their proposals to develop circa 10,000m² (100,000ft²) of retail floorspace on an out-of-centre site at Hayle in Cornwall. After a series of planning applications a resolution to grant consent was successfully achieved in the Autumn of 2016.
Working over a number of years, SPL have been at the heart of Cranford’s proposals for retail development on this out of centre site adjacent to the existing West Cornwall Retail Park. SPL coordinated the submission of a series of planning applications including overseeing a full professional team and the submission of an Environmental Impact Assessment. SPL provided all the necessary retail evidence to support the proposals and were engaged throughout in an extensive community consultation and lobbying exercise that resulted in support from bodies such as the Town Council, Chamber of Commerce, Ward Councillors and local residents. SPL also advised on the implications of developing partially within a County Wildlife Site and therein an appropriate approach to mitigation and compensation. SPL represented the client throughout the long negotiations with Cornwall Council culminating in successfully presenting the scheme to Committee in 2016. SPL continue to be involved in negotiating draft conditions, Section 106 requirements and the subsequent discharge of the details required to implement the scheme.
