Overview

Since 2015 Simply Planning Limited have worked to deliver the mixed-use regeneration of the Crown Trading Centre in Hayes.

The mixed-use scheme comprises 407 apartments and commercial units across six buildings located in West London. It will provide much needed affordable housing, maintain employment land and will create high quality amenity space. In addition the site is well connected to central London via the Elizabeth Line just a 400 metre walk from the site. Overall, the scheme plays a key role in the sustainable regeneration of Hayes. Some of the work undertaken by Simply Planning Limited includes:

  • SPL represented the landowners to remove the site from SIL at the Hillingdon Local Plan Inquiry and achieved an allocation for residential-led mixed-use
  • In 2020 Simply Planning Limited oversaw the planning application for the redevelopment scheme which sought 400 units with ground floor employment space. The application was made on behalf of ENGIE Regeneration Ltd and was awarded a resolution to grant.
  • The planning strategy for the application ensured that the scheme was attractive to potential residential and build to rent purchasers. The site was purchased by Greystar is currently under construction.
  • SP is currently working on discharging the conditions on behalf of the contractor JJ Ratigan in partnership with Greystar. We are working on a range of minor amendments to the permission to ensure that the building meets updated fire regulations and operator specific requirements.
  • The expected completion date is Q3 2025, and SPL will continue to work to meet this goal.
