Simply Planning Limited are pleased to announce that we have recently secured planning permission for a new 5-bedroom, 4-storey family home in Peckham, South London. This project presented a complex application process, being located on a highly constrained site to the rear of Rye Lane.

The existing warehouse fell partly within a conservation area and had an extensive history of educational and community uses, including  recent use as a place of worship. This meant that alongside design and affordable housing, a justification for the loss of the existing community space was a key issue which required a strategic approach.

Despite Southwark’s adopted policy, our expert planning team was able to argue against the need for an affordable housing contribution or a Late Stage Review. By overcoming these constraints and together with objections from neighbouring residents, a decision was approved on a delegated basis.

Residential Development in Inner London

Our first success of the year gained permission for 12 residential dwellings near Canary Wharf. While we can’t share specific details due to commercial sensitivities, we can say 100% private housing scheme was achieved without providing onside affordable housing. This success highlights our expertise in partnering with developers to secure planning consents for residential projects of all sizes.

A Bespoke Domestic Extension in Surrey

Our second approval of the year, achieved full planning permission for a carefully designed domestic extension to a bespoke property in the Surrey countryside. Through a robust submission, we addressed the council’s concerns upfront, ensuring a smooth and swift approval process.

Conversion to an HMO

Finally a small but no less important application, gained full planning permission for the change of use of a single dwelling to a House in Multiple Occupation (HMO). With extensive experience in navigating the complexities of HMO applications, we proactively identified potential challenges early in the process, resolving them before they could delay the determination.
